Reflecting on 2025: Gratitude, Lessons Learned, and Looking Ahead

As 2025 comes to a close, I wanted to take a moment to pause, reflect, and say a genuine thank you.
This year—and the many years before it—have been shaped by the trust my clients, friends, and referral partners have placed in me. In 2025 alone, I had the privilege of helping 27 individuals and families purchase or sell their homes and properties throughout our mountain communities. Beyond the closings themselves, it was the conversations, referrals, and long-term relationships that truly defined the year.
Real estate is what I do, but relationships are what matter most. I’m incredibly grateful for everyone who trusted me to be part of such important moments in their lives.

What 2025 Taught Me About the Housing Market
Every year brings new lessons, and 2025 reinforced some important truths about our local real estate market.
Buyers Became More Strategic
This year, buyers took their time. They focused on value, prioritized lifestyle over square footage, and thought carefully about how a home would support the way they want to live. The conversation shifted from “How big is it?” to “Does this fit our life?”
Pricing Is an Art, Not a Science
One thing 2025 confirmed is that pricing is never just about numbers. Homes priced strategically, not optimistically, moved quickly. Overpriced homes tended to linger, while well-priced properties often drew strong interest—and in many cases, multiple offers. Presentation and realistic pricing continued to be the key to success.
Affordability Reshaped the Dream Home
Affordability played a major role this year. Buyers adjusted expectations, explored creative financing options, and stayed flexible—whether that meant phased renovations, alternative locations, or different timelines. The “dream home” evolved into something more thoughtful and intentional.
Local Expertise Made the Difference
More than ever, hyper-local knowledge mattered. In 2025, understanding micro-markets, neighborhood nuances, and pricing bands helped buyers uncover real value and allowed sellers to position their homes competitively. Real estate is always local—and this year proved that again and again.

A Standout Moment from 2025
One of the most meaningful moments of the year was helping a friend’s parents purchase a second home in Buena Vista—directly across the street from their grandkids.
This had been a dream of theirs for many years, and being able to help make it happen was incredibly special. They are now spending January through March in their new home, enjoying everyday moments and creating lasting memories with their kids and grandkids. These are the kinds of transactions that go far beyond real estate, and they’re the reason I love what I do.

What to Expect in 2026
Looking ahead, experts expect interest rates to hover in the mid-6% range, with steady appreciation and modestly rising inventory. While the pace of the market may continue to normalize, competition will remain strong—especially for move-in-ready homes in desirable mountain towns like Buena Vista and Leadville.
Preparation, pricing strategy, and local insight will continue to matter as buyers and sellers navigate the year ahead.
